Welcome to Property1Call — your property, one call, handled. Property1Call is the single number your tenants, your home, and your business call when something needs doing. For three percent of rent, we answer around the clock, triage every issue, and dispatch the right help — while your rent flows straight to you. This presentation walks through the model, the published prices, and the system that runs it all.

Slide 2 · The problem

Traditional management takes a percentage. We take a phone call.

Conventional managers charge 5–12% of rent every month — guaranteed for them, with no guarantee on the income they're taking a percentage of.

5–12%Traditional fee

Of rent received, every month, whether anything happens or not.

~22%Hard cost to place a tenant

About $5,300 on a $2,000/mo unit over a 1-year term — leasing fees, advertising and vacancy counted.

$0Income guarantee

The traditional model offers none. Ours can — see slide 4.

Narration transcript

The problem starts with the traditional model. Conventional property managers take five to twelve percent of your rent, every month, guaranteed — while your income is not. Placing a tenant the traditional way carries hard costs of roughly twenty-two percent of a year's rent: about five thousand three hundred dollars on a unit renting for two thousand a month, once leasing fees, advertising, and vacancy are counted. Property1Call was built as the alternative: a small on-call fee, a published price list, and no percentage of your rent beyond the three percent.

Slide 3 · The model

What the 3% covers — and what it never does

The fee buys the on-call service only. Everything physical is an On-Demand Service at published rates, approved by you first whenever it isn't urgent.

  • 24/7 intake, triage, dispatch, first-response tenant communication
  • No placement, setup or advertising fees — ever
  • Rent via SingleKey, directly to you — Property1Call never touches it
  • Screening at SingleKey's price — $29.99 / $44.99 per report, no markup
Narration transcript

Here is how the three percent model works. The fee covers one thing only: the on-call service. Intake, triage, dispatch, and first-response tenant communication, twenty-four seven. There are no placement fees, no setup fees, and no advertising fees — ever. You post your own ads and choose your tenant. Rent is collected through SingleKey directly into your account; Property1Call never touches your rent. Tenant screening is billed at SingleKey's price, twenty-nine ninety-nine or forty-four ninety-nine per report, with no markup. Everything physical — inspections, maintenance, emergency work — is billed as On-Demand Services, at published rates, approved by you first whenever it is not urgent.

Slide 4 · Pricing

3% / 4% / 5%Rent guarantee

Optional cover for 3 / 6 / 12 months. Twelve-month cover + the facility fee = 8% all-in.

Narration transcript

Pricing is simple enough to say out loud. On a two-thousand-dollar average rent, the subscription tiers are ninety-nine dollars a month for one unit, one seventy-nine for two, two forty-nine for three, and three nineteen for four. Portfolios of twenty units pay a straight three percent. Homeowners get the same coverage for the home they live in with HomeCare, at ninety-nine dollars a month flat. Commercial properties are quoted monthly. And if you want your income protected, the optional rent guarantee runs three, four, or five percent of rent for three, six, or twelve months of cover — twelve-month cover together with the facility fee is eight percent, all in.

Narration transcript

Everything beyond the subscription sits on one published price list. Quarterly compliance inspections with dated Present and Problem reports cost ninety dollars a visit, or seventy-five with a hundred doors or more. The maintenance menu covers the everyday work: furnace filter changes at sixty-five dollars plus the filter, lawn care at eighty-five, gutter cleaning at three twenty, repairs at ninety dollars an hour plus parts. When water is moving, emergency first response is a one-hundred-fifty-dollar call-out in regular hours, two seventy after hours, with extraction, drying equipment, and a written incident report. Real work, real prices: a recent exterior quote for a Penticton property came to sixteen thousand four hundred eighty-eight dollars and two cents, GST included, deposit and scope spelled out on one page.

Slide 6 · The CRM

One system behind the one call

The Property1Call CRM runs the framework day to day — clients, tenants, work, stock and billing in a single place.

Narration transcript

Behind the service sits the Property1Call CRM, the operating system for the whole framework. The dashboard shows doors under service, monthly subscription revenue, open work orders, inspections due, and low-stock alerts. Every client's subscription is calculated automatically from the tier rules. Work orders move through a pipeline: new, triaged, dispatched, in progress, done, and billed — with labour at ninety dollars an hour and parts extra. Inspections are tracked quarterly. The service van's inventory lives in named bins with par levels and reorder points; using a part decrements stock and attaches its cost to the work order, so the billing record builds itself. Invoices track from draft to sent to paid, and rent itself stays with SingleKey, direct to the landlord. One call on the front end — one system behind it.

Slide 7 · The opportunity

The market was never the constraint

Owners switch at turnover moments — a bad tenancy, an RTB fight, a 2 a.m. flood call. The model only needs a small share of a very large pool.

~1.9M doorsPrivate-landlord rentals, Canada

Roughly 38% of renter households — owners of 1–20 doors, on the order of a million owners nationally.

150 doorsMatures one territory

About 7.5% of Penticton alone, or roughly half of one percent of the Okanagan's ~28,000 private doors.

Franchise — proposedTerms for counsel to finalize

$35K fee, 5% royalty, 2% brand fund, 10-year term. Corporate keeps subscriptions on a 70/30 servicing split; franchisees collect the rest. Not an offer.

Narration transcript

Finally, the opportunity. Canada has roughly one point nine million doors rented from private landlords — owners with one to twenty doors, exactly who this model serves. A Property1Call territory matures at about one hundred fifty doors, a small fraction of even one Okanagan market. The proposed franchise structure — a thirty-five-thousand-dollar fee, five percent royalty, and a two percent brand fund over a ten-year term — is set by counsel before any offer is made. The constraint was never the size of the market. It is reaching owners at the moment they are ready to switch — and that is what one memorable number is for.

Slide 8 · The offer
