Our business card says it plainly: “Stewardship of intellectual property.” On the ground, that means we look after buildings day to day through the on-call facility service.
The facility model came first, from a landlord's frustration: traditional managers charge 5–12% of rent received, plus placement costs that can reach 22% of a year's rent, and offer no guarantee on the income they're taking a percentage of. Property1Call charges 3% for the part that's actually a service — answering, triaging, dispatching — publishes a rate for everything else, and lets your rent flow straight to you.
